Tanmiya Developments | Our Services
Three Distinct Models. One Development Vision.
From joint venture development to professional project management and feasibility assessment, Tanmiya offers tailored solutions for landowners, project companies and real estate stakeholders.
Real Estate Development
Joint Venture Development
Unlocking Land Value Through Development Partnerships
Overview
Tanmiya Developments undertakes real estate development opportunities through joint ventures with landowners and development partners, particularly where freehold development is permitted.
Rather than relying exclusively on an outright land sale, owners may explore participation in the development value generated by their property.
Tanmiya combines commercial evaluation, development planning, project coordination and specialist delivery capabilities to progress the development under the agreed JV framework.
How the Model Works
01Land Opportunity
The landowner identifies a suitable site and proposes a development partnership.
02Feasibility & Concept
Tanmiya evaluates the land, establishes the development concept and tests project economics.
03Joint Venture Agreement
The parties negotiate their contributions, ownership or economic entitlements, responsibilities, development rights and governance framework.
04Development & Delivery
Tanmiya coordinates development activities and the appointed consultants and construction partners.
05Commercial Realization
Completed units or assets are sold, leased or retained according to the agreed development strategy and contractual arrangements.
Commercial Model
Commercial Structure
The landowner may contribute land or agreed development rights.
Tanmiya and other development partners participate according to the agreed JV terms.
Economic entitlements may take the form of development profit shares, ownership interests, agreed units or other negotiated consideration. No fixed or guaranteed sharing percentage applies.
Who We Work With
- Private landowners
- Family-owned land portfolios
- Asset owners
- Strategic development partners
Client Value
Landowners can explore alternatives to outright disposal while benefiting from professional development expertise, negotiated governance rights and coordinated delivery.
Real Estate Development Management
SPV-Based Development Management
Professional Development Management on Behalf of Project Stakeholders
Overview
Under this model, Tanmiya identifies and evaluates development opportunities, prepares the feasibility study and business case, and provides development management services for a project-specific Special Purpose Vehicle (SPV).
The SPV is owned by its registered shareholders in accordance with legally established ownership arrangements.
Tanmiya is appointed as the development manager and undertakes project coordination, planning, consultant and contractor management, cost and programme oversight, governance reporting and delivery management on behalf of the project company.
This model allows shareholders to hold their agreed interests in a project company while development execution is coordinated by an appointed professional manager.
How the Model Works
01Opportunity Origination
Tanmiya identifies a potential real estate development.
02Commercial Evaluation
Tanmiya conducts the feasibility assessment, including project costs, revenue assumptions, market conditions, expected development margins and risks.
03Business Case Preparation
Tanmiya prepares a professional project presentation and development business case for the relevant authorized stakeholders.
04SPV Formation & Ownership
A project-specific company is established where appropriate. Under legally approved arrangements, participating shareholders may subscribe for or acquire shares and be registered in the SPV. Any share offering, solicitation, admission of shareholders or subscription must comply with applicable UAE legal and regulatory requirements and be undertaken only through appropriately authorized parties. This website does not offer SPV shares or accept investor subscriptions.
05Development Management Appointment
The SPV appoints Tanmiya under a Development Management Agreement.
06Development Execution
Tanmiya coordinates planning and design, development approvals, consultant appointments, procurement and construction, cost and programme control, project reporting, quality and risk oversight, and project completion and handover.
07Commercial Completion
The project proceeds to its agreed sale, lease, operation or asset-holding strategy, with economic entitlements governed by the applicable project agreements.
Commercial Model
Development Management Fee
Tanmiya receives a contractual development management fee calculated as an agreed percentage of defined project revenues. The percentage is negotiated, not assumed.
The Development Management Agreement specifies:
- Revenue definition and calculation basis
- Fee percentage
- Payment milestones
- Permitted deductions or exclusions
- Scope of management services
- Reporting responsibilities
- Approval requirements
- Termination provisions
Who We Work With
